Imagine you’re an optimist
ic, newly-graduated alumni of
this great institution You've
just found a job and an
apartment at a bargain
basement price.
However, after you move in
and plug in your Mr. Coffee,
you find out your landlord cuts
off the water for four hours
every afternoon No coffee. No
cigar
What should you do?
This question and many
more concerning how to
survive, and even be success
ful in the "real world" were
answered during the second
part of the Student Alumni
Association's Senior Seminar,
held last Wednesday night in
North PJ.
If your water is cut off.
intentionally, you cannot be
held to the terms of the lease
and you can move out.

“Although there are no
statutory laws on apartment
maintenance in Georgia, court
decisions imply an obligation
to keep an apartment habita
ble." he said
He advises the unfortunate
tenant to leave in a case such
as the foregoing and hope the
landlord will not sue To get
such problems corrected would
require going to civil court, he
added.
“A lease is a contract. If you
sign a lease for $200 a month
rent for a year, you’ve signed
a $2400 contract Make sure
you understand it," he said.
The importance of insurance
was discussed by David Burch,
a representative of The Mutual
Life Insurance Company of
New York.
“Suppose you were on your
way home one night after
having a few beers Let’s say
you swerved off the road, hit a
tree and broke your arms, legs
and back The ambulance
comes to pick you up, for
which they charge you $100

an attorney was discussed by
Bill Solomon, a legal advisor
with Judicial Programs.
"Any contract, accident, real
estate deal, will, busir ess
organization or domestic diffi
culty might require the ser
vices of any attorney.
"The tendency to think of a
lawyer as a last resort tends to
benefit the lawyer, since, by
then, things are usually so
complicated as to require a lot
of his time, hence a larger
fee," Solomon said.
He added the hourly rate for
a young lawyer would probably
be between $25 and $40. but
casual advice is usually not
charged for
Investment was discussed by
Dr WE Black of the
Department of Banking and
Finance.
"You can afford an invest
ment if you’re motivated
enough to set some money
aside. After setting up an
emergency account, I would
start with investing $1-2000
Take care of life insurance if
you need it.
He then outlined investment
alternatives Corporate securi
•ties, including common stock,
preferred stock and bonds are
one form, he said. Government
securities are usually used by
people with high income
Real estate. including
homes, was recommended by
Black, who emphasized "loca
tion, location, location.” He
said savings accounts usually
pay less than the rate of
mllation. but is better than
nothing Collectors items can
also be considered as invest
ments
"The important thing is to
diversify," he added.
Income tax. discussed by Dr
Ken Heller of the School of
Accounting, was the last item
on the agenda.
"The tax burden will be with
you for years to come and it
will not go away. However,
there are ways you can reduce
the pain by legally minimizing
your tax," he said.
He recommended the IRS.
