LEASE: Caution may pay off during apartment-hunting

er, but students should still do their homework when look
ing for or subleasing a place to live to avoid any potential
bad situations.

leasing her apartment this fall
while she travels to Spain.
“I almost subleased my
apartment to a girl with a
giant snake. My roommates
would not have been too
happy with that,” Kirkland
said.
Students taking over a
sublease also need to be cer
tain they know the condition
of the apartment before they
move in.
Tracey Sheffield, a junior
from Marietta, personally
inspected her subleased
apartment for previous dam
ages and existing problems.
“I accepted the apartment
‘as is,’ so I had to make sure
that nothing was wrong with
it before I moved in,”
Sheffield said.
Sheffield also walked
through the apartment with
the subleaser so they could
both agree on what did and
did not need repairing.
There also is a modern sort
of sublease that students
should be aware of.
According to Michael
Cipriano, vice president of
property marketing at
American Campus
Communities, an increasing-
number of apartment com
munities are no longer sub
leasing but instead are relet
ting or releasing.
Reletting or releasing
allows original tenants to exit
their leases and enables new
tenants to completely take
over the lease for the duration
of the contract.
“Releasing and reletting is
designed to protect both the
(old and new) tenants. With
subleasing, the original ten
ant is still responsible for the
condition of the apartment.
Releasing and reletting allows
solely the new tenant to
become liable for the apart
ment,” Cipriano said.
The new tenant will then
have the option of renewing
the original lease at the end of
the term.
So, those students on the
prowl for a new apartment or
just looking to have someone
occupy a vacated room for a
while should be knowledge
able about what to do when
leasing or subleasing.
“Do your homework. This
is going to be your home for
the next year,” McElhannon
said.

AID: Grads grab health plans

particularly those who have
enjoyed the seamless
coverage afforded by their
parents’ family medical insur
ance, which covers them as
long as they are full-time stu
dents.
Sometimes, that coverage
ends the day a student gradu
ates.
That can be challenging for
graduates who take
temporary jobs that provide
no benefits or do not enter
the working world immedi
ately.
For instance, Chandler
Penn, a 2005 graduate
from Macon, was in medical
limbo until he started
working last December for
AGCO Corporation in
Atlanta.
“I had a couple of odd jobs
for a few months before this
job and didn’t have health
insurance and had to be care
ful for a little while,” Penn
said.
Depending on when their
medical insurance coverage
runs out, graduates could
look at getting short-term
health insurance or the feder
ally-regulated COBRA Con
tinuation under their parents’
coverage, which requires
entire payment of the premi
um, but will provide coverage
up to 102 percent of the cost
of the plan.
Even those graduates who
do find full-time employment
with health benefits should be
sure to check their medical
plans closely.
Some company plans have
an employment probation
period which could last
as long as 90 days, when
insurance benefits are not
yet applicable to new employ
ees.
“Learning to take care of
everything financially is a big
change to get used to, but you
adjust,” said Mary Margaret
Currie, an analyst for an
investment banking firm in
Atlanta and a 2005 graduate
from Valdosta.
“It’s working long hours
from sometimes 8 a.m. to 8
p.m. and learning to fit in life
around work that is the tricky
part,” Currie said.
