Local July Fourth race
becoming a tradition
By Kayla Robins :
krobins@forsythnews.com
As runners flock to the famous Peachtree
Road Race in Atlanta, an event that organizers
and participants say is becoming a north
Georgia tradition will take place Saturday.
For the third year in a row, the We the
Runners event will start at Fowler Park in
south Forsyth with distance options for all
levels of participants.
Proceeds from all distances — a new half
marathon, as well as a 10K, 5K and Sparkler
Trot — will benefit the Forsyth County
Parks Foundation.
The foundation is a local nonprofit made
up of community volunteers and elected
officials who work to solicit support for the
county’s parks system.
Races will start at the park track, with the
three distance runs making their way onto
the Big Creek Greenway before retuming to
the park to cross the finish line.
The greenway is a 12-foot-wide concrete
boardwalk path that winds through woods
along Big Creek and is a favorite route
among north Georgia runners and walkers.
The Sparkler Trot is available for children
10 and younger to enjoy a two-lap race on
Pickup rolls over man in driveway

A man who was rolled over by a pickup
truck in the driveway of his east Forsyth
home this weekend is expected to survive,
authoiities said.
The middle-aged man was apparently
lying underneath the truck to work on it
Sunday morning, according to Forsyth
County Fire Division Chief Jason Shivers.
“It began to roll down his driveway,
which was on a slight incline, and it did
roll over his chest,” Shivers said.
The man sustained “significant, trau

Cap Rates: What they are

and where they are heading!
For commercial real estate the term capitalization rate, better
known as the cap rate, is one of the key measures that can
define the atiractiveness of an income producing property!
The cap rate is simply calculated by taking the net. operating income
of a building:=er-the-cash flow after expenses (NOI), and dividing that
ke by the cost-of the building. If for example the NOI-of a building is

\ ing coststo be below the cap rate of the building that you are
buying. For example it would be desirable that if you were buying a 5%
cap rate building that your borrowing costs be less than that number.
Today, however, parficularly in ‘hot' markets like New York City, the
presence of a cap rate above the rate so borrow is not always the case.

the home, which is near Young Deer
Creek and Lake Lanier, east of Cumming.
Shivers said the responding unit “imme

helicopter ambulance. The man was flown 1
to Atlanta Medical Center.
While local authorities have not

initial incident, Shivers said it appeared
the man was able to call 911 himself and
make it to the front porch.
His “purely accidental” upper-torso
injuries did not appear to be life threaten

BUFORD — A new state tax structure
that takes effect today has stirred ire
among some electric car owners. -
The measure is projected to generate
an additional SB3O million to SBSO mil
lion every year to be used for road and
bridge repairs,
Approved this year by the Georgia
General Assembly, the changes primarily

But the law also calls for electric car
owners to pay an annual S2OO fee and
removes a $5,000 tax credit serving as a
purchase incentive for what many say are
more environmentally friendly cars.
“This is completely ridiculous,” said
Jamie Lanier Loudermilk, a Buford resi
dent who leases a Nissan Leaf with her -
husband, Ron.
*“We’re more than willing to pay our fair
share when it comes to helping maintain
this state’s roads, but this isn’t a fair tax,”
Loudermilk said.

The Loudermilks also have a pickup
truck, for which they will be paying the
same increased prices as most other
Georgians.
The change involves a new 26-cent state
excise tax per gallon instead of the cumrent
7.5 cents and eliminates a 3 percent state
motor fuel sales tax and 1 percent state
sales tax. That’s on top of local and federal
taxes.
Thus, the average price of gas per gal
lon, with taxes, has been about $2.77.
Starting today, it rises to $2.86.
But as most drivers know, gas prices can
fluctuate wildly, based on many factors.
Loudermilk understands all that. She’s
paid close attention to the issue, but it
doesn’t take the sting out of what it means
for the family’s finances and the message
she said it sends “to the EV community.”
