Speaking of mortgage system, Col. I.
\V Averv, in the Atlanta Capitol, tells
the following diseottfaging story to which
tlie attention of our planting word friends is
called. Besides every of it is true -
"Loan agents have for a number of
years been scattering mortgages upon
our Georgia farms. There are probably
u million and a half dollars of such mort¬
gages in sums of from $500 to $3,000,
Numbers of the borrowers have failed to
meet their indebtedness and the lands
are being sold, S.uneof our best lawyers
are making a handsome thing of it in
foreclosing these claims.
The farmer first paid from 30 to 50 per
rent, for supplies and guano advances,
fie thought it a move forward to borrow
money or from three to five years’ time,
mortgaging $3 of his land for $1 of loan,
paying 10 per cent, of commission in a
lump to the agent, arid 8 per cent, inter¬
est a year.
For instance on a $3,000 loan he gave
a mortgage on a $0,000 farm. His com¬
mission of 10 per cent, was $480, which
left him only $2,520 cash His interest
of 8 ppr cent, on $3,000 is $240 a year, or
$1,200 for the five years. His account
stands at the end of five years as follows:

Yearly interest b years............ ....... 1,200
Total................ .......$4,080
He gets use of cash 5 years......... .....2,530
For which be pays, $2,160
This t* a frightful thing. The farmer
gets $2,520 fnr 5 years on a $0,000 place
and pays for ii #2,160, or $432 a year
practically, or 17i per cent, lie lacks
$460 of doubling the amount in the five
years—that is he gels $2,500 in cash and
pays out for it $2,160, or within $369 of
the $2,520. He pays commission $480,
which he gets no use of and pays 8 per
cent interest on it for the 6 years, being
$28.40 a year and $192 Or the five years.
Now let us see what the $9,000 farm
has to do in 5 years. Besides supports
ing its master, his family arid hands, it
has to produce a surplus of $4,680 in the
5 years. This i« a total of ovei 50 per
cent, for the whole 5 years or over 10
per cent, a year. A business that nets
<> per cent, is a good one—a magnificent
one. But this farmer has to net over ten
per cent, straight along for 5 years, good
or had season, rust or no rust, drouth or
flood, as his fundamental expenses, i ad
