Among the men of ability, capi tal and energy- who have been at tracted to Montgomery in the past few years, are a couple of young lawyers, who by their rapacity, tact and work, have stepped into promi nence, and secured the respect and regard of all who have come in con- ! tact with them. They are Messrs. Collier & Pinekard, whose offices are in the second story front of the new Tyson building on Dexter Av enue, and over Male, Kraus & Co.’s drug store. The firm consists of Mr. B. K. Collier and Mr. J. S. Pinekard, both under thirty years of age, and formerly ot Opelika. Mr. Collie was admitted to the bar in 1870 and is a director of the First National Bank, of Opelika. Mr Pinekard was admitted to the bar in 1882. They opened an office herein December of last year, and do a genera! iaw business, making a speciality of the law of real estate and insurance. It is of the special features of the firm's business, some ot which are novel and needed in this section, that the Advertiser proposes to in form tlie public, for to many busi ness men it is news. S nee 1881 they have been correspondents of the Corbin Banking Company of New York city, since which time they have negotiated more than a million dollars in loans for eastern and European investors, principally for English and Scotch syndicates. It is doubtless true that Collier & Pinekard have examined more land titles than any firm of lawyers in Alabama Their experience lias thoroughly familiarized them with all matters pertaining to real estate, and has taught them the needs of this section in hitherto unthought ot directions. In securing farm loans there are many points of interest to the gen end public. The rate charged by the syndicates i< the legal one ot eight per cent. A small fee is charged by Messrs Collier k Pinekard for their services, which is paid bv the borrower twelve months after the ioan is made, which makes the total cost of the loan between nine and ten per cent. Loans are made in sums of 83,000 and upwards. After all the papers are sunmitted to them for examination, the transaction is completed m ten days. It a (verson makes app! cation for, say 81,00$, he is paid that sum No deduction is tnadv on account of any fees or other charges. Borrowers get the whole amount of money applied (or. Thev lend 40 per cent, of tlie value of property offered as security; one applying for SI,OOO must have real i estate worth at least 82,500. NO lon ll is untie ue i.jhu in excess oi the tax assessed value of the prop erty. * This rule is never departed from. Even it property offered as security is worth 810,000 and the assessed value is SI,OOO, they will in no case leiid more than SI,OOO. While the tax assessment is no crit erion of value, yet it a taxpayer swears before the assessor that his iand is worth only such a sum, no loan will bo placed in excess of such sworn statement as to amount. One of the lessons taught bv their extensive experience in real estate matters is the great desirability of getting at correct chains of title. Great carelesness has been exercised bv property owners everywhere in Alabama in this respect. Accord mgly they have undertaken to sup ply this need as nearly as possible. 1 iiev are making a complete ab stract of the titles to all the reality, bo *l l city and country, in Montgom ery county, and also in several of t lie con n ties .in winch they do hu-i --ness. Jhe abstract in Montgomery county is nearing completion, and as soon as finished, they will have a chain of title to all toe realty in the county. I’hey are now able to Turn ish an abstract of title in very short time. Inis will cover every con veyance, every judgment and de e:ve, every tax sale, and indeed ev erything of record affecting the title, iiieir abstracts are neat and full. In this connection the Advertiser can speak from the experience of one of its own forte. An examina tion of a city real estate title was desired, and Messrs. Collier & Pinek ard furnished a complete abstract from the original government patent down to date in a few hours. This is a great convenience to business men. and it is done much more surely and cheaply than such ser vices can be rendered by an attorney wtio has to wade through volumes of dusty records. But ihe most remarkable innova tion in connection with their busi ness is the feature of guarantee or insurance of title. Messrs. Collier & Pinekard propose to guarantee the titles to pr<.pe;-;y vheu they furnish the abstract, and their charges for examining and guaranteeing the title are no more than would he made by any lav- y i the exami nation alone without the guarantee. The advantages of the real estate guaranty plan to real e-tate agents will, without doubt, be appreciated, as will appear from a few illustra tions. Coder the old system A. places in Bs hands for sale, property valued at $10,000; it is considered by B a desirable property for hitr to make an effort to sell; he spends time and m mey in advertising the property ami finally effects a sale ; the abstract of title is tarnished the purchaser, who bauds into his attor ioy for examination ; it proves de fective to such a decree that he advised not to purchase. During the examination of the title the agent has devo*ed more or less time in his endeavors to perfect the title to the satisfaction of the buyer’s at torney, but has failed. The result is the agent loses not only time and money on this particular sale, but perhaps has devoted time that ho could have made of value on other transactions, and it will be a very ease indeed where B would be able o collect the commission due him on the sale effected without litiga tion. Under the title guarantee plan A places in B’s hands for sale property which has a guaranteed title—the “certificate of guarantee'’ issued, for instance, two years prior to the date on which B makes the contract for sale. The certificate of guarantee is at once taken to the of fice of Collier & Pinckard, where an application is made for renewal to the purchaser, and in a few hours, if A has done nothing to encumber the title, the renewal will be grant ed, guaranteeing the title perfect to date. The result is that Ais ena bled at once to receive the purchase 'noriey, and B, the agent, has his commission without any delay or anxiety. The reasons why the title guaran ty plan should be adopted bv those making loans on real estate securi ties are many. Under this plan the borrower furnishes a title that is guaranteed. The lender is furnished not only an abstract of title showing all conveyances affecting the title hut he has a guaratee against any loss bv reason ot a faulty title. Columbus Er.qiurer. it seems somewhat curious that, while the necessity for intellectual stimulus and development is so clearly recognized and abundantly provided for, the still greater need of building up character should receive less thoughtful and systematical at tention. Whether we look at it from the stand point of the individ ual or ot the nation, character has equal importance with scholarship. That the child should be trained to speak the truth, to be scrupulously honest, to control his appetites, to regulate his desires, to love justice arid mercy, to cultivate kind feelings and generous actions, is of as much consequence to his future life ana in Alienee as any kind of information that could be given to him. P avails more to the workman that he be sober, industrious, and bones*, than that he be well-taught in many branches of learning: to the bu>i ness or professional man, that his honor be obove suspicion is a more momentous matter than that tie should have passed through the full est curriculum. And as the nation is ma le up of individuals, and her welfare is constant with theirs, it i> equally true that a country's pros purity depends far more upon the character ot her citizens than upon any other quality whatever.
