Sale contained in a Security Deed given
by April L. Hill to Wells Fargo Bank, NA.
, dated May 29, 2007, recorded in Deed
Book 653, Page 67, Burke County,
Georgia Records,conveying the after-
described property to secure a Note in
the original principal amount of SIXTY
THOUSAND FOUR HUNDRED THIR
TY-EIGHT AND 0/100 DOLLARS
($60,438.00), with interest thereon as
set forth therein, there will be sold at
public outcry to the highest bidder for
cash before the courthouse door of
Burke County, Georgia within the legal
hours of sale on the first Tuesday in De
cember, 2009, the following described
property:
All that tract or parcel of land, together
with all improvements thereon, situate,
lying and being in the City of Waynes
boro, 60th GMD, Burke County, Geor
gia, being known and designated as
Tract B, containing 10,847 square feet,
more or less, according to a plat of sur
vey entitled “Survey for Edwin F. and
Anne J. Herrington; prepared by Steve
Bargeron & Associates, Surveyors, dat
ed April 23, 1985, recorded in Plat File
No. A-4662, Burke County records and
incorporated herein; being the ame
property conveyed by deed recorded in
Deed Book 243, page 681, said
records.
The debt secured by said Security Deed
has been and is hereby declared due
because of, among other possible
events of default, failure to pay the in
debtedness as and when due and in the
manner provided in the Note and Se
curity Deed.
The debt remaining in default, this sale
will be made for the purpose of paying
the same and all expenses of this sale,
as provided in Security Deed and by
law, including attorney’s fees (notice of
intent to collect attorney's fees having
been given).
Said property will be sold subject to any
outstanding ad valorem taxes (including
taxes which are a lien, but not yet due
and payable), any matters which might
be disclosed by an accurate survey and
inspection of the property, any assess
ments, liens, encumbrances, zoning or
dinances, restrictions, covenants, and
matters of record superior to the Secur
ity Deed first set out above.

gotiate, amend, and modify all terms of
the mortgage with the debtor is: Wells

nue, Waynesboro, Georgia 30830.
