Security Deed having been given
to secure a Note of even date, in
the original principal amount of One
Hundred Six Thousand Two Hun
dred Thirty-Eight and 00/100 dollars
($106,238.00) with interest thereon
as provided therein, as last trans
ferred to Southwest Stage Fund
ing, LLC dba Cascade Financial
Services, recorded in Deed Book
1085, Page 115, aforesaid records,
will be sold at public outcry to the
highest bidder for cash before the
courthouse door of Burke County,
Georgia, or at such place as has or
may be lawfully designated as an
alternative location, within the legal
hours of sale on the first Tuesday in
April, 2022, all property described
in said Security Deed including but

All that lot, parcel or tract of land, to
gether with improvements thereon,
situate, lying and being in the 66th
G.M.D., of Burke County, Georgia,
containing 2.00 acres, as shown on
a plat prepared for Lakenna Free
man by Troy Smith & Associates,
dated June 23,2014, and recorded
in the Office of the Clerk of Superior
Court of Burke County, Georgia, in
File No. B1165. Reference is hereby
made to said plat for a more com
plete and accurate description of the
metes, bounds, location, courses
and distances of said property.
Also conveyed is a 80' ingress/
egress easement as shown on
said plat.
Said property is conveyed subject to
any and all applicable easements,
restrictions and covenants recorded
in said Clerk's Office.
Said property may more com
monly be known as 1705 Claxton
Lively Road, Waynesboro, GA
30830.
The debt secured by said Secu
rity Deed has been and is hereby
declared due because of, among
other possible events of default,
non-payment of the monthly in
stallments on said loan. The debt
remaining in default, this sale will be
made for the purpose of paying the
same and all expenses of this sale,
including attorney’s fees (notice of
intent to collect attorney’s fees hav

The individual or entity that has
full authority to negotiate, amend

ADVERTISEMENT FOR BIDS
PART 1. GENERAL
1.1 SEALED BIDS
Sealed bids for construction of 2022
Waynesboro LMIG will be received
until March 21 st, 2021,5 PM at the
City of Waynesboro at 615 North
Liberty Street, Waynesboro, Georgia
30830. They will be publicly opened
and read at a March 21 st City Coun
cil meeting, which starts at 6:00 PM.
Bids may also be mailed to 615
North Liberty Street, Waynesboro,
GA 30830. Any bid received after
said time and date will not be con
sidered by the Owner. No bid may
be withdrawn after the closing time
for the receipt of bids for a period of
thirty (30) days.
1.2 SCOPE OF WORK
The work shall consist of furnishing
all products and equipment and
performing all labor necessary to
perform the following:
The work to be done shall consist
of providing all materials and per
forming all labor necessary but not
limited to construct approximately
945 tons of 165 Ib/SY 9.5mm mix
asphalt, 860 gallons of bituminous
tack coat, 5,005 SY of milling, 246
tons of 65 Ibs/SY of asphalt leveling,
striping, traffic control and miscel
laneous construction work.
Time allotted for completion of work
is ninety (90) calendar days. All
Work shall be completed in accor
dance with the plans and specifica
tions. The Work will be awarded in
one (1) Contract.
1.3 PLANS, SPECIFICA

ment of $75.00 for each full-size set
(non-refundable).
1.4 BONDS
Bids shall be accompanied by a bid
bond or certified cashier’s check in
an amount not less than 10% of the
base bid. All bonds shall be by a
surety company licensed in Georgia
with an “A” minimum rating of perfor
mance and a financial strength of at
least five (5) times the contract price
as listed in the most current publi
cation of “Best’s Key Rating Guide
Property Liability”. Performance and
Payment Bonds, each in an amount
equal to 100% of the contract price
shall be required of the successful
bidder if contract is awarded. Each
Bond shall be accompanied by a
“Power of Attorney” authorizing the
attorney-in-fact to bind the surety
and certified to include the date of
the bond.
1.5 RESERVATION OF
RIGHTS
Owner reserves the right to reject
any or all Bids and to waive infor
malities, including without limita
tion, the rights to reject any or all
nonconforming, non-responsive,
unbalanced or conditional Bids
and to reject the Bid of any Bidder
if Owner believes that it would not
be in the best interest of the Project
to make an award to that Bidder,
whether because the Bid is not re
sponsive or the Bidder is unqualified
or of doubtful financial ability or fails
to meet any other pertinent standard
or criteria established by the Owner.
1.6 FUNDING SOURCES
Funding is to be provided by GDOT-
LMIG, and the City of Waynesboro.
Payment to the Contractor shall be
made monthly on a unit price basis.
1.7 E-VERIFY
Contractor shall comply with E-
Verify regulations.
