17 Beautifully Shaded Residence Lots AT AUCTION Saturday, May 18th, 1912 At 3:30 P. M. In the Ponce DeLeon Ave. Section Fronting Angier Road, Barnett Street and Belgrade Avenue, Near the School on North Avenue / * THESE LOTS ARE WELLL LOCATED FOR EX-HAXCMENT; THEY ARE RIGHT IN 'THE PATH OF PROGRESS: in that rapidly growing part of the city known to all agents and real estate traders as the ‘‘DRUID HILLS-PONCE DE LEON SECTION.” THE PHENOMENAL INCREASE IN VALUES in this section is a fact known to all. IT IS A FACT that lots on Ponce DeLeon avenue (only a short dis tance from this sub-division) have advanced within the past 5 or 6 years from less than $20.00 a front foot to SBO.OO a front foot —or from 400 to 500 per cent. THESE LOIS WILL ADVANCE PROPORTIONALLY, when the streets surrounding them have been worked out and developed in accordance with the plans already proposed. It is proposed to Xvork and grade and chert East North avenue from Kennesaw avenue east with an underpass at the Southern ..rail wav near Ponce DeLeon Springs. THIS WILL MAKE A GREAT EAST AND WEST HIGHWAY (free from street cars) running from the great industrial center along Marietta street by the Tech school and Ponce DeLeon into and through Druid Hills and from thereto Decatur and East Lake. NORTH AVE NUE IS ONLY 2W FEET FROM THESE LOTS. CITY IMPROVEMENTS SURE TO COME at an early date: City water is passed up (under the bond issue) for Belgrade avenue up to Barnett street. WATER IS ALREADY ON BARNETT STREET part of the way to these lots. THE TRUNK SEWER LINES to take care of this section are to be built THIS SUMMER by the county. NEW SCHOOL ( LOSE KV. ESPECIALLY DESIRABLE FOR HOMES because of the splendid new North avenue school located only two blocks away from these lots. This school will cause all lots conveniently located to become more and more in demand, 'and de mand makes increase in value. Also, because this general section is one of the high-class residence communities of Atlanta. LAND IN THIS NEIGHBORHOOD AND SECTION DIFFICULT TO SE- CURE. because it is either already in the hands of Land Companies, or is held by owners who realize its gilt-edged future, and are holding it for even higher prices;—which are sure to come. A LOGICAL CONCLUSION —For the above reasons we strongly recommend the purchase of these lots ,to the home-seeker, the builder and the speculator, and especially to the small investor, because they will surely quickly increase in value. TERMS OF’ SALE —All lots will be sold on terms of 1-4 cash, and the balance on or before onq. two and three years, with 7 per cent simple interest. HOW TO GET THERE—Take Ponce DeLeon avenue to Druid Hill cars, get off at Barnett street, go south two blocks. Or take Highland avenue ears, get off at Cleburne avenue, and go north about two blocks —both routes are all O. K. LADIES ARE EXPECTED and especially invited to come. May 14.—Carpenter, Bag got & Co.: Our crop reports are coming in rapidly, almost unanimously describing the situation as distressing, the land bad ly prepared, no fertilizer, with the grass growing as fast as the cotton, and the lowlands in Georgia, Alabama and Mis sissippi so ‘ watetr-sogged that it will be in June before they can be planted. Our senior member. J 'N Carpenter, from Natchez. Miss., Is in the office for the flrst time In months, and says con ditions are about as bad as can be de scribed and regards the outlook similar to that of 1906. Advices from several sources say the loss in the Mississippi valley alone from the overflow will be 500,000 to 700,000 bales because the cotton can not be planted. The water in the river is at a stand still, and nearby farms, some of them 30 miles away' from the river, are covered from 3 to 5 feet in water, and we have no hesitancy in expressing the belief that nothing more than a moderate crop can be raised. Rains iast night again caused further delay In many states, and ft will be well Into June before the lowlands can be planted. We would hesitate to sell cot ton at any price with such hazards hang ing over the market, and we strongly’ favor working to the long side, buying on any decline. GRAIN. ST. LOUIS CASH QUOTATIONS. Corn was firm and fractionally higher. Receipts here were heavy, but the corn was all well taken care of. The May future. which Is virtually cornered, is at a standstill. Lehigh Valley opened I%c higher at 178%. There was a brisk demand for Reading, which was up % at 176%. Substantial advances were made in many issues at the outset, and a strong tone was in evidence. Strength in Ameri can Sugar Refining, which developed yesterday, was continued in spite of the fact that the government is taking evi dence against the company in a dissolu tion suit filed under the Sherman anti trust act.
