REAL ESTATE AND CONSTRUCTION NEWS j Brown Estate Lots Are Sold by Foster Frontage of 800 Feet Changes Hands. Apartment Encroachment—Realty Election—Cash Sales. Certain properties in the estate of the late Julius L. Brown are gradual ly being disposed of through the ad ministrator, ex-Governor Joseph M. Brown, and Atlanta real estate agents. Some time ago a trp.ct was sold on Decatur street, semi-central property, at a good price, and the Juliup Brown home on Washington street was put on the market. The latest sale is of fifteen vacant lots fronting 800 feet on Little and Crew streets to a client of the Fos ter & Robson Agency, and of an ad joining lot for the Exchange Bank to Victor L. Smith. The prices are withheld. The sales were made by W. A. Foster, of the above agency. The Joseph E. Brown property near the Soldiers’ Home has been placed with an agency for subdivirion. Lots of Cash for Property. Cash sales are again coming to the front. Judge VV. R. Hammond has sold to Edward England through T. W. Harrell, of the George P. Moore Agency, the two-story frame house at No. 218 North Jackson street, be tween Adams street and East avenue, for $6,600 cash. This property is 55 by 200 feet and in on the north side of the street. Mr. England will mak<* his home there. Paul Nuckols has sold to Mrs. S. W. Goode a parcel on Auburn avenue just east of Piedmont. 25 by 112 feet, for $11,000 cash. The transaction was handled through A. R. Hook, of the Foster & Robson Agency. The property is improved with a two-story brick building. Encroachment of Building. An encroachment of four inches on the city’s sidewalk by the Ponce DeLeon apartments at the southeast corner of Peachtree and Ponce De Leon avenue has been reported to Building Inspector Hays by Assistant Inspector C. J. Bowen, anil the mat ter will be taken before the City Council. Frontage at this point is worth about $1,200 a foot. An effort was made to widen Peachtree here, it will be recalled, before the apartments were started, but the project fell through. Ansley Park Car Line. A quiet movement has been on foot for several weeks to get a car line through Ansley Park, and those who ure interested in the project are hop ing for success. The Idea is to ex tend the Piedmont avenue line, which stops Just a few hundred yards south of the city limits, through to Polo drive, over that thoroughfare’s stone bridge and thence to Rock Springs. The people of the Rock Springs section have been seeking a car line many months, and It seems to be sim ply a question of which route to choose to their neighborhood. The line, they have been assured, will be extended to Rock Springs, either through Ansley Park or by w’ay of Piedmont avenue. Realizing what Edwin P. Ansley has done for the city. heavy owners In the Rock Springs section have felt inclined to pull for the Ansley Park route. The other way, however, would make It possible to widen Piedmont avenue. “Ansley Park must soon have its car line,” declared a well-known real estate dealer. “There are too many nickels for the street car company.” Sell Property for Taxes. People who are accustomed to hunt real estate bargains in Atlanta will soon find theit opportunity, although there won’t be any chance to buy central or semi-central property at a reduction. Charles W. Smith, chair man of the Council Tax Committee, has discovered that the city holds overdue tax liens against $41,000 worth of property, mostly vacant lots, and he has ordered that they be sold. The date and the place of the sale will be announced later. Some of the property is improved with small buildings. To Discuss Realty Loans. An important meeting of the mem bers of the Atlanta Real Estate Board will be held Tuesday afternoon at 3 o’clock in room 314 of the State Cap itol to urge the passage of the sinking fund investment bill, which provides for investing State reserve funds in real estate as a first lien as well as in bonds. On the committee to see the proper authorities about this legislation are Harris G. White, president of the board; H. B. Turman, second vice president, and W. A. Foster, of the Foster & Robson Agency, and a di rector of the board. They will not only appear before a legislative com mittee, but wMll use every effort be tween now’ and Tuesday to get all the real estate men to attend the meeting. Representatives Field and Smith, of DeKalb, are the authors of the bill to repeal the measure of 1910, w’hich re stricts such loans to bonds. Real es tate constitutes about 69 per cent of the taxable values In Fulton County and about 54 per cent in the State, and because of this it is held that such discrimination should not exist. Results of Realty Elections. ’ There is plenty of work before the Atlanta Real Estate Board in the next year,” declared Harris G. White Fri day night at the Cafe Durand, in ac cepting the position of president to succeed Charles P. Glover. “For some time 1 have been in close touch with the affairs of the board, and 1 know what it means to run this organiza tion. I want all of you to make sug gestions and take an active interest, and we are sure to demonstrate the need for the organization.” Mr. White’s talk followed an im promptu parade around the room, es corted by Mr. Glover and S. B. Tur man, with the land brokers singing “He’s a jolly good fellow!” and things like that. Charles P. Glover spoke briefly on the duties of the past year and predicted success un der President White. A vote of thanks was given him, S. B. Turman eulogized him and the members voted thanks to all the retiring officers. Others elected were John J. Wood- side, vice president; S. B. Turman, second vice president; Van B. Smith, secretary, and H. W. Dews, treasurer. The following six directors were elected to serve until 1914: Forrest Adair, W. A. Foster, S. L. Dallas, G. M. McKinnon, J. H. Ewing and J. W. Dobbins. The following six will serve until 1915: Charles P. Glover. A. S. Hook, Edgar Morris, T. B. Gay, A. J. West and S. E. Davidson. The fol lowing were elected to serve as the appraisement committee R. O. Coch ran, T. C. Holmes, W. L. DuPree, H. W. Dillin, Fitzhugh Knox, R. R. Otis. One more will be appointed by the president owing to the resignation of Walker Dunoon. A change in the by-laws was effect ed, allowing six directors to be elect ed each year to serve for the ensuing two years. This will allow six mem bers of the twelve to end their terms every year, and will facilitate the work of the board. The appraisement committee was raised from five to seven, and the board of directors from eleven to twelve. Realty Men’s Good Luck—Oil. The Atlanta real estate fraternity has reecived with more than ordinary interest the news that four of its members—B. M. Grant, T. J. Cheshire, Myron Freeman and J. M. Fraser, all of the Grant Agency—have struck oil on a 160-acre tract which they bought some time ago near Oklahoma City, Okla. For a time the prospect looked hopeless, but while Mr. Grant was at Toxaway this week he received a tel egram, that the well was flowing 150 barrels a day. Mr. Grant and D. C. Lyle, of the Georgia Realty Company, a stockholder In the developing con cern, the Huguely Company, went im mediately to the scene. Good Demand for Homes. The demand for Atlanta homes, es pecially on the North Side, holds up steady. A leading real estate agency has a client, for instance, who wants to put $10,000 cash into a North Side residence. This office had a number of Inquiries Saturday. A citizen wants to exchange a piece of semi-central property within the half-mile circle for a North Side home worth $12,000 to $16,500, paying the difference. Another agency has customers for a ten-room home that can be used for two families, and for a twelve-room home for boarding house purposes. The latter are wanted on the North Side. Significant to people renting houses is the fact that there are very few “for rent” cards out in West End, Decatur and other suburbs. G. T. R. Fraser’s New Location. G. T. R. Fraser, tha well known real estate agent formerly located in the Y. M. C. A. Building on Auburn avenue, has moved his office to No. 406 Equitable Building. Mr. Fraser makes a specialty of East Lake lots, with which he has had much success. He was forced out of the Y. M. C. A. Building when the Chamber of Com merce took it over recently for reno vation. The Lochridge-McClain- Moon Company went to No. 4 North Pryor street, Kimball House. New House for West Peachtree. A handsome new two-story frame house is in the course of erection on the west side of West Peachtree street, about 200 feet north of West Fourteenth ptreet. This house comes as a welcome addition to this particu lar neighborhood, since the 150 feet of frontage adjoining this, which the Crawford estate owns, is built up with small stores and houses. Once the Crawford estate is settled, the front age is expected to be improved in keeping with the rest of the neighbor hood. E. G. Willingham & Sons have the contract for the lumber and mill work on the above house. Six Bungalows Rushed. Several of the six bungalows which V R. Ruehl is building in West Peachtree Park (West Thirteenth street) are practically finished, and the tenants will shortly move in. Tho.«e houses are east of the home which Mr. Buehl built as a residence a f the northwest corner of West Peachtree and Thirteenth streets.
