LOS ANGELES. CAL.. Sept. 13 —Nev-
„>r before have salesmen, dealing in any
commodity, had a proposition available
for their business of such magnitude as
the Panama Canal. Never has any class
of salesmen proved more resourceful In
making “trade talk’’ of such a big prop
osition than have the real estate men of
the Pacific Coast.
These men began years ago to expa
tiate upon the benefits that will accrue
to the Pacific Coast when the canal is
open. Their story has grown with the
years until now it is a glowing romance,
which is coining fanr.es Into golden dol
lars. It is firmly believed by a large
part of the California population that as
soon as the Panama Canal is completed
the Pacific Coast will become the prin
cipal theater of the country’s activities.
This belief has enormously enhanced
the value of real estate of all classes,
from desert acreage to irrigated orange
groves and city lots. Inasmuch as the
real estate Interests are the largest ad
vertisers, Western newspapers and mag
azines have freely lent their columns to
the spread of what may turn out to have
been a great popular illusion.
Tb«£ more conservative reaj estate men
here, however, declare they do not ex
pect any great changes to take place,
since they believe that Panama Canal
advantages have already been largely
discounted in prices of past and pres
ent.

BOSTON, Sept. IS.—The property a^
the Intersection of Washington and
School streets, a block and a half away
from St. Pauls Church, known as Old
Comer Book Store, Is now valued at
$730,300, or $150 a square foot. The
present building on this site was con
structed in 1712. The land was then val
ued at $12,800. or $2.62 a square foot.
St. Pauls Church nroperty on Tre-
mont street, located between two com
mercial structures, was purchased in
1820 for $100,000. About 1899 an offer
for the property for business purposes of
$1,500,000 was declined, and according
to a conservative estimate in 1909, it
was worth $2,000,000.
Back from the corner of Washington
street, on Winder street. Boston, is a
small site, purchased forty years ago for
about $80,000 by the grandfather of A.
Luwrence Lowell, president of Harvard
University
It now nets his estate, of which
President Ix>well is one of five members,
an annual rental of $60,000 per year, free
of all taxes.

NEW YORK. N. Y., Sept. 13.—Frank
Bailey, vice president of the Title Guar
antee and Trust Company, in an ad
dress delivered before the conference of
the committee on agricultural devel
opment of the State Bankers’ Associa
tion at Kansas City, made a strong
plea for the formation of a great mort
gage company, along the lines of the
mortgage companies operating in New
York City and to have a capital of not
less than $10.000 000; that it should have
a Government representative on the
board, and should have its debentures
legal investments for trustees, executors
and Institutions.
"It should start," said Mr. Bailey, **by
dealing directly with the borrowers and
form able companies to aid it In each
