Move Vs. Improve?
What's the best solution when you are feeling too cramped in your present
home? Should you improve your residence or move to another? Here are the
four primary questions to ask yourself if you are happy with your current
neighborhood and school district.
How long do you intend to keep your home? It makes little financial sense
to pour money into a house only to sell it. It's also difficult to live around a
remodeling project. Start out by doing the math for the remodel.
Next, consider if you will be able to get back most or all of the money
for your remodeling project. Contact your real estate agent for recent sales
information of properties larger and/or improved in your area.
Next, be sure you are aware of the zoning laws for your area. Don't
forget to also be in compliance with the covenants and restrictions in your
neighborhood. Many appraisers will tell you it's much tougher to get back your
investment from home improvements if they aren't similar in style and design
to your existing home.
Finally be careful not to over-improve your home. A house at the top of the
market may take longer to sell. Buyers often purchase on the low-to-median
price point hoping to maximize equity improvements made over time. Taking
these points into consideration can get you focused on solving your home
ownership needs in an organized and cost effective manner.
