How can rational
Special Day at Hull-Sanford
folks put faith in
old-fashioned appraisals?
Dear Editor:
My family and I built a
home in Madison County
five years ago. We went
through what seemed a nor
mal process; construction
loan, finish the house, get
an appraisal and the tran
sition into a regular mort
gage. Everything went as
planned. The house and land
appraised for a figure well
over what the loan was and
the bank was happy to give
us a mortgage.
Two years ago, in need
of some money to complete
construction on another proj
ect, the need arose to explore
taking a second mortgage
on our residence. Another
appraisal was done on our
home and I was told that it
was now worth about one
third less than it was when
it was completed five years
ago.
Of course this was a shock,
since my insurance, taxes,
groceries and everything else
seemed to be increasing in
cost.
Now here is the straw that
broke the camel's back. In an
attempt to restructure some
debt with a hometown bank,
again the “trusted” appraisal
was done. This time, our
house is worth less than it
was when it was built. Now
as my taxes, insurance and
most other items seemed to
go up. I’m wondering how
rational folks can put all their
faith in these old-fashioned
appraisals. You could prob
ably not purchase the land
and materials and have it
delivered and stacked for
what the appraisal lists as a
fair price for our home. So I
must have missed the memo
about my taxes and insur
ance being reduced.

New flood maps available
for viewing Nov. 16
Madison County's flood risk information has been revised
and updated flood hazard maps are now ready for review.
An open house will be held Monday, Nov. 16, at the govern
ment complex at 91 Albany Ave., Danielsville. There will be a
formal meeting starting at 4 p.m. All county and city officials
are urged to attend along with surveyors and builders. There
will be an “open house type meeting” from 5:30 to 7 p.m. for
anyone who would like to drop in.
“You can see the new preliminary maps, leam how they can
affect building and flood insurance requirements and find out
what your options are,” planning officials said.
