The indebtedness secured by said
Deed to Secure Debt having been
declared due and payable because of
default in the payment of the
indebtedness secured thereby, tins sale
wil be made for toe purposes of paying

POWER OF SALE

COUNTY OF HOUSTON
On the sth day of July, 1991,
CHRISTINE STOKELING, executed a
deed to secure debt in favor of
CROSSROADS BANK OF GEORGIA,
Perry, Houston County, Georgia,
securing a note of even date in the
original principal amount of $36,899.41,
said indebtedness being due and
payable in accordance with the terms
and conditions contained in said note,
said security deed being of record in
Deed Book 926, Pages 425-428, Clerk's
Office, Houston Superior Court.
By virtue of the power of sale
contained in said deed to secure debt,
there will be sold by the undersigned at
public outcry to the highest and best
bidder for cash before the Courthouse
door of Houston County, Georgia, within
the legal hours of sale, on the first
Tuesday in March, 1994, same being
March 1, 1994, all of the following
described property:
All that real estate in the City of
Perry, Houston County, Georgia, known
and designated as Lot 14 in Block "B" of
Bon Acres Subdivision, according to a
plat of survey of said subdivision made
by Milton Beckham, Surveyor, a copy of
said plat being recorded in Map Book 9,
Page 45, Clerk's Office, Houston
Superior Court. Said plat and the
recorded copy thereof are hereby made
a part of this description by reference
thereto. Said property is further
described as follows:
Beginning at the southwest comer of
the land hereby conveyed on the
northwest line of Stanley Street; thence
north 47 degrees 42 west for a distance
of 129 feet; thence north 42 degrees 18'
east for a distance of 110 feet to the
southwest line of Bonner Drive; thence
southeasterly along the southwest line
of Bonner Drive for a distance of 30 fee!;
then south 47 degrees 50' east for a
distance of 99 feet; thence south 42
degrees 18' west along the northwest
line of Stanley Street for a distance of
110.1 feet to the point of beginning.
Excluded from said described property
is that land outside the curvature of said
lot at the intersection of Stanley Street
and Bonner Drive.
A dwelling house and other
improvements are located on the above
described property, and it is locally
known as 511 Stanley Street, Perry,
Georgia, according to the present
numbmertog system in the City of Perry.
The debt secured by said deed to
secure debt has been declared due
because of default in the payments
thereon, and in the due performance of
the covenants therein contained, as well
as failure to make the payments on the
promissory note and deed to secure
debt as above described. The debt
remaining in default, this sale will be
made for the purpose of paying same
and all expenses of the sale, including
reasonable attorney's fee 6.
Said property shall be sold as the
property of CHRISTINE STOKELING
and her successors in title, subject to
outstanding ad valorem taxes,
easements, and as will otherwise appear
on the public records in Houston County
and other restrictions of record. To the
best of the undersigned's knowledge
and information, the above described
property is presently in the possession
of CHRISTINE STOKELING.
Notice of foreclosure sale pursuant
to Official Code of Georgia Annotated
§44-14-162 through §44-14-162.4 has
been provided in accordance with the
provisions of the aforesaid Code
sections, by letter dated January 31,
1994, addressed to CHRISTINE
STOKELING.
The undersigned will execute a deed
to the purchaser at said sale as
provided in the aforementioned deed to
secure debt
