Under and by virtue of the Power of
Sale contained in a Security Deed given by
Joseph D. Wilson to Southeastern
Mortgage Corporation, dated June 1,1992,
recorded in Deed Book 968, Page 312,
Houston County, Georgia Records, as last
transferred to PNC Mortgage Corp. of
America f/k/a Sears Mortgage Corporation
by assignment dated June 18, 1992,
recorded in Deed Book 972, Page 640,
Houston County, Georgia Records,
conveying the after-described property to
secure a Note in the original principal
amount of FIFTY FIVE THOUSAND FIVE
HUNDRED THIRTY THREE
NO/100 DOLLARS ($55,533.00), with
interest thereon as set forth therein, there
will be sold at public outcry to the highest
bidder for cash before the courthouse door
of Houston County, Georgia, within the
legal hours of sale on the first Tuesday in
July, 1994, the following described property:
EXHIBIT “A"
All that tract or parcel of land situate,
lying and being in Land Lots 163 and 164 of
the Fifth Land District of Houston County,
Georgia, known and designated as Lot 9,
Block “C”, Section No. 1, of a Subdivision
known as CANTERBURY ESTATES,
according to a plat of survey of said
Subdivision prepared by Theodore W.
Waddle, Surveyor, dated August 13,1967,
a copy of which is of record in Map Book 11,
Page2o2, Cleik’sOffice, Houston Superior
Court. Said plat and the recorded copy
thereof are hereby made a part of this
description by reference thereto for all
purposes.
The above-described property is
oonveyed subject to Protective Covenants
as contained in instalment of record in
Deed 800k287, Pages 519-523; amended
in Deed 800k303, Page2B7, Clerks Office,
Houston Superior Court; also, subject to an
easement fordrainage purposesover, upon
and across the easterly fifteen (15) feet of
subject property decreasing to five (5) feet
as shown on the aforesaid recorded plat of
survey.
Also to be included is the following
easily removable non real estate item: One
(1) Hot Water Heater.
The debt secured by said Security Deed
has been and is hereby declared due
because of, among other possible events
of default, failure to pay the indebtedness
as and when due and in the manner
provided in the Note and Security Deed.
The debt remaining in default, this tale will
be made for the purpose of paying the
same and all expenses of this sale, as
