Sale contained in a Security Deed given by
Dennis L. Lane and Jackie Lane to Action
Realty/Builders of Dublin, Inc., dated June
19, 1990, recorded in Deed Book 887,
Page 492, Houston Count y, Georgia
Records, as last transferred to Magnolia
Federal Bank for Savings by assignment
dated September 30, 1993, recorded in
Deed Book 1083, Page 599, Houston
County, Georgia Records, conveying the
after-described property to secure a Note
in the onginal principal amount of FORTY
TWOTHOUSAND FIVE HUNDRED & NO/
100 DOLLARS ($42,500.00), with interest
thereon as set forth therein, there will be
sold at public outcry to the highest bidder
for cash before the courthouse door of

June 13,1968, said property being further
described as follows:
Beginning at a point on the easterly
right-of-way of Granville Avenue said point

along said right-of-way a chord distance of

of 171.45 feet to a point on the easterly

running North 13 degrees 52 minutes West
for a distance of 102.59 feet to the point of
beginning.
The debt secured by said Security Deed
has been and is hereby declared due
because of, among other possible events
of default, failure to pay the indebtedness
as and when due and in the manner
provided in the Note and Security Deed.
The debt remaining in default, this sale will
be made for the purpose of paying the
same and all expenses of this sale, as
provided in the Security Deed and by law,
including attorney’s fees (notice of intent to
collect attorney's fees having been given).
Said property will be sold subject to any
outstanding ad valorem taxes (including
taxes which are a lien, but not yet due and
payable), any matters which might be
disclosed by an accurate survey and
inspection of the property, any
assessments, liens, encumbrances, zoning

By virtue of the Power of Sale contained
in the Deed to Secure Debt from Arthur Lee
Harris, Jr. to Warner Robins Employees
Credit Union, dated May 3, 1988, and
recorded in Deed Book 805, Page 499,
Clerk s Office, Houston Superior Court,
there will be sold by the undersigned,
Warner Robins Employees Credit Union,
at public outcry to the highest bidder for
cash, before the courthouse door in
Houston County. Georgia, within the legal
hours of sale on the first Tuesday in
February, 1995, the following described
property:
EXHIBIT “A"
All that tract or parcel of land, lying and
being in Land Lot 52 of the 12th Land
District of Houston County, Georgia,
containing 5.018 acres, more or less, and
being known and designated as Tract 17,
according to that certain plat of survey
prepared by Walter B Clements, G.R.L.S
Number 1967. dated April 22, 1988, and
filed of record in Plat Book 35, page 30,
Clerk's Office, K/Jston Superior Court.
Said plat and thi recorded copy thereof,
including the metes, boundaries, courses

The above-described property is
conveyed subject to the following
restrictions, which shall be covenants
running with the land and enforceable for a
period of fifteen (15) years from the date of
this deed, to wit: (1) the property shall not
be used for any purpose other than single
family residential use: (2) the property shall
not be divided; (3) only one residence shall
be constructed or erected on said lot; (4)
any mobile home placed on said lot must
be underpinned and skirted; (5) to insure
the appearance of an attractive
neighborhood, a minimum of $150.00 of
shrubbery must be planted surrounding
the said residence within three months; (6)
no hogs, pigs, goats or chickens shall be
maintained on said property; (7) the
residence must not be situated nearer than
fifty (5) fee from the front lot line and (8) no
noxious or offensive trade or activity shall
be carried on upon said lot, nor shall
anything be done thereon which may be, or
may become, an annoyance or nuisance
to the neighborhood.
Said Deed to Secure Debt having been
given to secure a Note of even date, which
Note has become in default as to principal
and interest, the entire remaining
indebtedness under said Deed to Secure
Debt has been declared due at once
because of, among other possible events
of default, failure to make payments due in
accordance with the terms of said Note,
thereupon the Power of Sale contained in
said Deed became operative
The debt remaining in default, this sale
will be made for the purpose of paying the
same, and all other expenses of this sale,
including attorney’s fees.
Said property will be sold as the property
of Arthur Lee Harris, Jr. and subject to ad

The failure of any high bidder to pay the
