Because of a default in the payment; of
the indebtedness secured by Security Deed
executed by a Security Deed executed by
Hattie Canady-Sutton to Venture Mortgage,
Inc. dated Decemb#- 17, 1987, and
recorded in Deed Bqijjr 792, Page 492,
Houston County Records, said Security
Deed having been last sold, assigned,
transferred and conveyed to Superior
Federal Bank FSB by assignment dated
December 1 ,1992, and recorded in Deed
Book 1000, Page 267, aforesaid records,
securing a Note in the original principal
amount of $31,450.00, the holder thereof
pursuant to said Deed and Note thereby
secured has declared the entire amount of
said indebtedness due and payable and,
pursuant to the power of sale contained in
said Deed, will on the first Tuesday, April
4, 1995, during the legal hours of sale,
before the Courthouse door in said County,

intersection of westerly right of way of
Suzanne Drive and the northerly right of
way of Louis Drive (which iron pin is also at
the northeast comer of Lot 1 of Warner
Hills Subdivision, Block J, Unit No. 2);
running thence south 87 degrees 20
minutes 00 seconds west along the
northerly lie of said Lot 1 of Warner Hills
Subdivision, 150.12 feet to an iron pin on
the easterly line of Lot 8 of United Estates
Section IV; running thence north 01 degree
18 minutes 00 seconds west 66.10 feet to
an iron pin; running thence north 88 degrees
38 minutes 32 seconds east 12.22 feet to
an iron pin; running thence north 0 degrees
22 minutes 17 seconds east 59.21 feet to
an iron pin; running thence north 87 degrees
20 minutes 00 seconds east 150.12 feet to
an iron pin on the westerly right of way of
Suzanne Drive; running thence south 0
degrees 18 minutes 00 seconds east along
the westerly right of way of Suzanne Drive
125.00 feet to an iron pin at the point of
beginning, together with all fixtures and
personal property attached to an
constituting a part of said property, if any,
and being known as 237 Suzanne Drive,
Warner Robins, Georgia 31099.
Said property will be sold subject to any
outstanding ad valorem taxes (including
taxes which are a lien, whether or not now
due and payable), any matters which might
be disclosed by an accurate survey and
inspection of the property, any
assessments, liens, encumbrances, zoning
ordinances, restrictions, covenants, and
matters of record superior to the Security
Deed first set out above.
Notice has been given of intention to
collect attorney’s fees in accordance with
the terms of the Note secured by said Deed
Said property will be sold as the property
of Hattie Canady-Sutton, the property, to
the best information, knowledge and belief
of the undersigned, being presently in the
possession of Hattie Canady-Sutton, and
the proceeds of said sale will he applied to
the payment of said indebtedness and all
