Because of default in payment of
indebtedness secured by a Deed to secure
debt executed by Paul T. Gardner and
Faye S. Gardner to James A. L. Moore
dated July 2, 1991, and recorded in
Deed Book 924, Page(s) 350, Clerk's
Office. Houston Superior Court, the under
signed, James A. L Moore has declared
the entire amount of said indebtedness
due and payable in accordance with the
terms of said deed and the note secured
thereby; and pursuant to the power of sale
contained in said deed, there will be sold
by the undersigned at public outcry before
the courthouse door in Houston County,
Georgia, on February 4, 1997 within the
legal nours of sale, to the highest bidder
for cash, the following described property,

Under and by virtue of the Power of
Sale contained in a Security Deed given
by Michael F. Tuttle and Alison J. Tuttle to
Bankers First Mortgage Corporation,
dated August 31, 1987, recorded in
Deed Book 781, Page 36, Houston
County, Georgia Records, conveying the
after-described property to secure a Note
in the original principal amount of Sixty
Three Thousand Six Hundred Thirty &
No/100 Dollars ($63,630.00), with inter
est thereon as set forth therein, there will
be sold at public outcry to the highest bid
der for cash before the courthouse door of
Houston County, Georgia, within the legal
hours of sale on the first Tuesday in
February, 1997, the following described
property:
Exhibit "A" All that tract or parcel of
land situate, lying.and being in Land Lot
150 of the Fifth Land District of Houston
County, Georgia, known and designated
as Lot 6, Block "G", Section No. 2, of a
subdivision known as Camelot according
to a plat of survey of said subdivision pre
pared by Richard L. Jones, Surveyor,
dated January 2, 1971, a copy of which

Clerk's Office, Houston Superior Court.
Said plat and the recorded copy thereof
are hereby made a part of this description
by reference thereto for all purposes. The
above-described property is conveyed
subject to Protective Covenants as con
tained in Instrument of record in Deed
Book 362, Pages 407-412, Clerk's
Office, Houston Superior Court; also, sub
ject to an easement for drainage and util
ity purposes over, upon and across the
rear or northerly ten (10) feet of subject
property, as shown on the aforesaid
recorded plat of survey.
The debt secured by said Security
Deed has been and is hereby declared
due because of, among other possible
events of default, failure to pay the indebt
edness as and when due and in the man
ner provided in the Note and Security
Deed. The debt remaining in default, this
sale will be made for the purpose of pay
ing the same and all expenses of this sale,
as provided in the Security Deed and by
law, including attorney's fees (notice of
intent to collect attorney's fees having
been given).
Said property will be sold subject to
any outstanding ad valorem taxes (includ
ing taxes which are a lien, but not yet due
and payable), any matters which might be
disclosed by an accurate survey and
inspection of the property, any assess
ments, liens, encumbrances, zoning ordi
nances, restrictions, covenants, and mat
ters of record superior to the Security
Deed first set out above.
To the best knowledge and belief of
the undersigned, the party in possession

and Joan Maida or a tenant or tenants
and said property is more commonly
