Bedause of default in payment of

KRISTY LANCASTER dated January 7,
1994 in the original principal amount of
Twelve Thousand and 00/100 Dollars
($12,000.00) and recorded In Deed Book
1074, Pages 105-107, Clerk’s Office,
Houston County Superior Court, the
undersigned BRADFORD PARTNERS,
A GEORGIA GENERAL PARTNERSHIP
had declared tho entire amount of said
indebtedness due and payable in
accordance with the terms of said deed
and the note secured thereby; and pursuant
to the power of sale contained in said
deed, there will be sold by the undersigned
at public outcry before the courthouse
door in the City of Perry, Houston County,
Georgia, on the first Tuesday in April,
same being April 04,1995, within the legal
hours of sale to the highest bidder for cash,
the following described property, to-wit:
All that tract or parcel of land lying and
being in Land Lot 59, sth Land District of
Houston County, Georgia, being known
and designated as Lot 9, Block “B”, Section
No. 1, Phase No. 2, Bradford Subdivision,
according to a plat of survey prepared by
Scarborough Land Surveys, dated August
9,1993, of record in Plat Book 44, Page
82, Clerk’s Office, Houston Superior Court.
Said plat and the recorded copy thereof
are incorporated herein for all purposes.
The above-described property is restrictive
covenants if any; further subject to any
matters which might be disclosed by an
accurate survey and inspection of the
property, any assessments, liens, zoning
ordinances and other .natters of record
superior to the deed to secure debt first set
out above. The debt secured by said deed
to secure debt has been declared due
because of the failure to make the
payments on the promissory note and
deed to secure debt as above described,
as well as the failure in the performance of
the covenants therein contained. The
debt remaining in default, this sale will be
made for the purpose of paying same and
all expenses of the sale, including
reasonable attorney fees (notice of intent
to collect attorney's fees having been
given). And, the Grantors under the
aforesaid deed to secure debt having been
provided a copy of said Note, Deed to
Secure Debt, and a copy of this notice.
To the best knowledge and belief of the
undersigned, the parties in possession of
the property are DALE LANCASTER &
KRISTY LANCASTER and said property
is more commonly known as 107 Brighton
Drive, Byron, Georgia 31008. Said property
shall be sold subject to outstanding ad
valorem taxes, easements, protective
covenants and as will otherwise appear on
the public records in Houston County and
other restrictions of record.
Said property will be sold as the property of
DALE LANCASTER & KRISTY
LANCASTER, their successors in title, the
undersigned as Attorney in Fact for DALE
LANCASTER & KRISTY LANCASTER and
the proceeds of sdidsale will be applied to
the payment of safd indebtedness, the

On the 24th day of February, 1994,
MICHAEL O. DAVIS executed a deed to
secure debt in ihe amount of $58,000.00 in
favor of CROSSROADS BANK OF
GEORGIA securing a note of even date,
said indebtedness being due and payable
in accordance with the terms and conditions
contained in said note, said security deed
being of record in Deed Book 1034, Pages
125-127, Clerk’s Office, Houston Superior
Court.
By virtue of the power of sale contained in
said deed to secure debt, there will be sold
by the undersigned at public outcry to the
highest and best bidder for cash before the
Courthouse door of Houston County,
Georgia, within the legal hours of sale, on
the first Tuesday in April, 1995, same
being April 4, 1995, all of the following
described property:
All that tract or parcel of land situate, lying

District of Houston County, Georgia being
known and designated as Lot 6, Block B,

and being more particularly described
according to a plat of survey recorded in

The debt secured by said deed to secure
debt has been declared due because of
default in the payments thereon, and in the
due performance of the covenants therein
contained, as well as failure to make the
