Because of a default in
the payment of the indebtedness se
cured by that certain Security Deed,
dated March 13, 2006, executed by
QUINYONIA L. ANDERSON to
MORTGAGE ELECTRONIC REG
ISTRATION SYSTEMS, INC., AS
NOMINEE FOR WACHOVIA
MORTGAGE CORPORATION, re
corded in Deed Book 3769, Page
80, Houston County, Georgia Deed
Records, and securing a Note in the
original principal amount of
$148,500.00, said Security Deed
and Note having last been assigned
to Wachovia Mortgage Corporation,
the current holder thereof, has de
clared the entire amount of said in
debtedness evidenced by the Note
immediately due and payable and,
pursuant to the power of sale con
tained in said Security Deed, will, on
the first Tuesday in November,
2006, to-wit: November 7, 2006,
during the legal hours of sale, before
the Houston County Courthouse
door, sell at public outcry to the
highest bidder for cash, the following
described real property:
All that tract or parcel of
land situate, lying and being in Land
Lot 112 of the Fifth (sth) Land Dis
trict of Houston County, Georgia,
being known and designated as Lot
5, Block "B”, Section 2, Phase I,
Bassett Hills Subdivision, according
to a plat of survey being of record in
Plat Book 63, Page 18, Clerk’s Of
fice, Houston Superior Court. Said
plat and the record thereof are incor
porated herein by reference for all
purposes.
The aforedescribed real
property is known as 105 Vanessa,
Centerville, Georgia, according to
the present system of numbering
houses in Houston County, Georgia.
This sale will be con
ducted subject (1) to confirmation
that the sale is not prohibited under
the U.S. Bankruptcy Code and (2) to
final confirmation and audit as to the
amount and status of the loan with
the holder of the Security Deed, in
cluding but not limited to a determi
nation that the borrower has not re
instated the loan prior to the foreclo
sure sale.
Said real property will be
sold subject to any outstanding ad
valorem taxes (including taxes
which are a lien, but not yet due and
payable), the right of redemption of
any taxing authority, any matters
which might be disclosed by an ac
curate survey and inspection of the
real property, any assessments,
liens, encumbrances, zoning ordi
nances, restrictions, covenants, and
matters of record superior to the Se
curity Deed first set out above.

lief, said real property is presently in
the possession or control of Quiny
onia L. Anderson and the proceeds
